ELIGIBILITY

Who qualifies.

Urban property is straightforward for foreign buyers; rural land and border-zone property carry real restrictions.

✓Any foreign individual or foreign company may generally buy urban real estate in Brazil — apartments, commercial units, urban land — without restriction.
✓Both residents and non-residents of Brazil can buy, hold, rent out and sell Brazilian property.
✓Buyers who don't yet have a CPF (Brazilian tax ID) — we can obtain it as part of the purchase process.
PAPERWORK

Main documents you'll need.

✓Passport and CPF (or a CPF application, which we can handle before closing).
✓Proof of funds / source of funds for the purchase — increasingly required by notaries and banks for anti-money-laundering compliance.
✓Property documents from due diligence: updated matrícula (title certificate), tax clearance certificates, condominium debt clearance if applicable.
✓Power of attorney, if you won't be present in Brazil for signing.
✓Sworn translation of any foreign-issued document used in the transaction.
